FULL MANAGEMENT SERVICE
Free Rent Appraisal
The first stage in our process is to meet you at the property to be let. Here one of our letting agents will discuss our service in full detail and give you a market rental valuation of your property. The service is provided free of charge and without obligation.
Maximum Marketing
We will then take quality photographs of the property and upload them to the many websites we advertise your property on e.g. www.rightmove.co.uk, www.lettingweb.com, www.zoopla.co.uk and www.gspc.co.uk plus many many more.
Unlike the vast majority of letting agents we photograph your property with 'fish eye' wide angled lens cameras to ensure that tenants view your property first and forget the competition. We also install a To Let board or window board to attract passersby.
Potential Tenants
Once a potential tenant expresses an interest in the property, we will discuss their situation with you prior to the vetting/credit checking stage. If you are happy at this stage we proceed to the vetting/credit stage which is carried out on our behalf by HomeLet. Once the tenant has been vetted by HomeLet we receive a YES/NO authorisation.
Rent Guarantee
When HomeLet approve a tenant they can also provide the landlord with a rent guarantee policy. This means should the tenant fail to pay the rent a claim can be made to HomeLet to cover the lost rent. (T&C's apply). Campbell Bain Property provides this FREE OF CHARGE for the first 6 months of any new tenancy. After 6 months, Landlords can continue to receive the safeguard of guaranteed rent for a small fee.
Tenants Deposit / Rent
Our policy is to take a security deposit from the tenant of one month's rent plus £150.00. This is held byCampbell Bain Property in a separate account and will be refunded to the tenant on departure, less the cost of any costs incurred.
Gas Safety Check
An annual gas safety check is a statutory requirement. Campbell Bain Property an arrange this for you via our Gas Safe registered contractor. We will inform you each year when the certificate is due.
Energy Performance Certificate (EPC)
Every 3 years an EPC is required. Again Campbell Bain Property can carry this out for you and will inform you when the renewal is due.
Full Inventory / Updates to Utilities
CB Letting will carry out a full inventory of the property prior to the tenant moving in. This is very important and the detailed document is used to help maintain the condition of your investment. The condition of the property is compared against this document when the tenant departs and deductions made accordingly.
Meter readings are taken at the start and end of the tenancy. Campbell Bain Property will advise the gas/electricity suppliers of the appropriate readings and liable parties. We will also inform the relevant local authority for Council Tax purposes.
Rent Collection
The rent on your property will be paid directly to Campbell Bain Property on the appropriate date each month. Within 7 days Campbell Bain Property will produce a landlords statement noting the rent collected, details of our management charge and any deductions. The payment will then be made to the landlord by direct bank transfer.
Maintenance
From time to time properties develop problems. Campbell Bain Property has a wide range of qualified tradesman to carry out repairs. However, if you nominate a specific tradesman to carry out the work on your property we will liaise with them.
TENANT FIND ONLY
This service is for landlords who prefer to manage their own property on a day to day basis dealing with the repairs and collecting the rent. The following services are offered on our tenant find only (full details above):-
