            <description>&lt;P&gt;Having had recent discussion with a rep from a property website who we were in discussions to advetise with, they pointed out that at lease two of Glasgow major letting agencies are struggling to get new properties to let in Glasgow.&lt;BR&gt;&lt;BR&gt;So why is this?&amp;nbsp; A few reasons spring to mind.&lt;BR&gt;&lt;BR&gt;1)&amp;nbsp; There have been so many new letting agents sprung up in Glasgow over the last 12 months.&amp;nbsp; Most wont be about in 12 months either but some are offering deals that look very good to new landords.&amp;nbsp; In fact one Glasgow letting agent is offering no set up fees 3 monthe free management and free gas safety.&amp;nbsp; So their income for a 6 month rental will be about £100.&amp;nbsp; So £16 a month !!!&amp;nbsp; Interesting can you really provide a quality letting service for this kind of money?&amp;nbsp; Of course not.&amp;nbsp; Good luck to their landlords.&lt;BR&gt;&lt;BR&gt;2)&amp;nbsp; Too high fees.&amp;nbsp; Some of the larger agencies still think they can get away with 14% plus vat as a monthly management fee and as they had it in the past in Glasgow think they will always get it.&amp;nbsp; With most agents averaging around the 10-12% mark these Glasgow Letting Agents are starting to lose business.&lt;BR&gt;&lt;BR&gt;3)&amp;nbsp; More people are selling rather than letting?&amp;nbsp; MMMMMmm&amp;nbsp; there has been more activety so maybe.&lt;BR&gt;&lt;BR&gt;Here at CB Letting Shawlands we offer a great Glasgow Letting Agency service at affordable costs, call us for details.&lt;/P&gt;</description>

            <description>At last we now know that the Tenancy Deposit Scheme Scotland will start on the 2nd July 2012.&amp;nbsp; Lots of Glasgow Letting Agents will now be running around looking to find some money to put their tenants deposits into the scheme.&amp;nbsp; &lt;BR&gt;&lt;BR&gt;Here at CB Letting we think this will be a good thing to tidy up the Letting Industry, however we do fear that many private landlords will simply ignore the scheme and make a mockery of the legislation.&amp;nbsp; We do hope that the powers that be follow through with their threats to fine landlords and letting agents who fail to pay into the scheme.&lt;BR&gt;&lt;BR&gt;Roll on the 2nd of July......</description>

            <description>We recently took part in a discussion with another few letting agents in Glasgow regarding the new proposed tenancy deposit scheme and we all seem to have different views on the matter. We actually believe it will be a good scheme if it does not cost any money for agents, tenants and landlords. Other letting agents in Glasgow told us that they were against the scheme as they thought it would be an administrative nightmare and would take up lots of their time. But with so many letting companies going bust and to be honest their directors running off with clients rent and tenant’s deposits surely this will bring back a bit of credibility to the Scottish letting profession. &lt;BR&gt;&lt;BR&gt;It is one of the most difficult parts of a letting agent’s job and in about 60% of the time causes an argument between agents and landlords. You have to be fair to both tenant and landlord, allowing for fair wear and tear but charging for damage. In fact most of our disputes are over cleaning issues, with tenants having unreasonable ideas of what is or what is clean. We ask our tenants two weeks in advance giving them a tick list of what needs to be cleaned and to what standard, yet 80% of them leave a property needing cleaned.
